Metal buildings, in and of themselves, are nothing new to the construction industry. But the variety of custom-designed metal buildings available on the market today is definitely worth a second look for owners and developers. Unfortunately, many people are unaware of the exceptional benefits a steel solution can provide. That is why it is important to focus on marketing messages that provide compelling reasons to overcome misperceptions about metal buildings and focus on the superior advantages they can provide.
Though the history of metal buildings is one that began in the military and agriculture industry – with a primary function of shade and shelter – today’s pre-engineered designed structures have so much more to offer. Premium products and adaptable materials allow these buildings to easily meet energy efficiency and code requirements. Customizable finishes give architects endless options for the aesthetics of the project. Early stage coordination with architectural and structural design teams, combined with proactive project management and adaptable materials and products, ensure compressed construction schedules.
The metal building industry has evolved and today leads the charge in providing on-time, on-budget, eye-catching projects for its customers. For owners or developers hesitant about metal buildings, there are numerous benefits they can be shown that would positively impact the form and function of their project and, ultimately, add value to the bottom line.
Speed to market
When a custom metal building solution is chosen for a job and managed proactively, it can greatly increase the project’s speed to market. When owners encourage collaboration between the design team, the contractor and the manufacturer, the construction schedule can be condensed even further. Metal buildings also have shorter construction durations because of their ability to be erected in less-than-ideal weather conditions. Pre-applied textured finishes create a one-step installation process and eliminate multiple pass applications such as those required with field-applied finishes like EIFS or brick veneers. In conventional construction (brick, block, EIFS, etc.), the weather has a more direct impact on the duration of the project, as installers must rely on ideal conditions in order to proceed with each step of the construction process.
With ever-changing energy codes becoming more stringent with each new release, it is important to continue making improvements to products with energy efficiency in mind. Insulated wall and roof panels play a key role in making metal buildings among the most energy-efficient options available by offering R-values as high as R-42. These insulation values not only meet today’s building energy efficiency code requirements, they also provide lifelong energy savings for building owners by reducing external HVAC equipment loads. These systems use clips that enable single-skin standing seam roof panels to accommodate up to 12-inch blanket insulation (R-30) over the supporting roof members with less compression than traditional clips. Another recent addition to the industry are fire rated panels, similar to foam IMPs, but with a mineral wool core. These panels offer one-, two- and three-hour fire ratings with about half of the R-value of foam panels. They can be utilized in either exterior or interior applications where an owner desires, or codes require, fire-rated walls.
Metal building systems no longer have to look like old school metal buildings. The industry has evolved to provide owners with custom colors, textured finishes and embossing to allow companies to design and brand a building’s shell from top to bottom. Today’s challenge is demonstrating to the public that what steel building manufacturers have to offer is leaps and bounds above the old idea of “your grandfather’s metal building.”

As a residential metal roofing contractor, you can create a direct path to a sale by educating homeowners on the myriad benefits of metal roofs. Many homeowners have been inundated with myths surrounding metal roofing. They’ve heard that they’re too noisy, attract lightning and are prone to rust. Fortunately, metal roofs continue to make a strong case to the contrary all over the country.
So, the next time you’re face to face with a homeowner who may be interested in a metal roof or could benefit from a metal roof, keep these selling points in mind:
50- to 60-Year Life Span
When installed properly, a metal roof can last 50 years or longer, where asphalt roofing, on the other hand, typically needs to be replaced every 15 to 20 years. So, even though a metal roof will cost more than asphalt shingles initially, the homeowner will actually end up saving money in the long run. It is also important to note that many metal roofing products are offered with lifetime warranties of 30- to 50-plus years.
Metal is the most low-maintenance roofing material on the market today. It can save homeowners loads of money on upkeep over the years. In fact, in most applications, a metal roof will require no ongoing maintenance for the entire life of the roof. Gone are the days of shingles buckling, cracking or developing unsightly discoloration. Since the life of a metal roof is upwards of 50 years and the average asphalt shingle roof only lasts about 15 to 20 years, the homeowner can expect to save more than 60 percent in total roofing costs over the life of the roof. Considering the additional potential roofing life cycle savings in energy costs, insurance, resale and taxes, your client can be confident that a metal roof will be a sound investment for their home and family.
Metal is one of the most durable, weather-resistant roofing materials available. Homeowners often opt for metal roofs because they last longer or can achieve a certain look, but many don’t know that they also protect against UV rays, mildew, fire, wind and hail and are much more impact-resistant compared to other roofing materials. In areas with extreme heat or cold, high winds, or humidity, the long-lasting advantages of weatherproof metal roofing can be even greater.
Studies conducted by the Cool Metal Roofing Coalition and the Oak Ridge National Laboratory show that energy-efficient metal roofing materials coated with Energy Star-certified high reflectance paint systems can save homeowners up to 40 percent on cooling costs compared to asphalt shingles. A typical shingle roof absorbs most of the sun’s energy, making the attic extremely hot in the warmer months. On the contrary, Energy Star-certified metal roofs reflect a high percentage of the sun’s energy back into the atmosphere, which lowers attic temperatures and makes the roof more energy-efficient. In order to meet Energy Star criteria for roofing, the metal roof needs to have a total solar energy reflectance of at least 25 percent. Lighter metal roof colors have better reflectivity. For example, the reflectivity of a white metal roof exceeds 60 percent.

Most homeowners are interested in increasing the resale value of their homes, and re-roofing with metal has proven to provide a better return on investment than simply replacing asphalt shingles. Depending on the area, a metal roof will typically add 1 to 6 percent to the home’s resale value, with the highest gains in states along the East Coast.
